Schematic Design Studies: The cornerstone of a project’s success is a design concept based on a careful study and analysis of the owner’s requirements. The goals of this phase are to establish the scale, relationships, and economies of the project components.

Design Development: The analysis of schematic design studies. Information is developed in more detail to describe the project in terms of appearance, structure, mechanical and electrical systems, materials, and preliminary budget estimates.

Construction Documents: The final and detailed working drawings, technical specifications and contractual and pricing information to depict the project as it is to be constructed.

Bidding or Negotiating: In the traditional approach, we assist the client in obtaining construction bids or in negotiating contracts with a selected contractor, in evaluating proposals and in awarding contracts.

Construction: We perform general administration and coordination of the construction contract(s), including review of contractor submissions and requests for payment. We make periodic site visits to ascertain the progress and quality of the work.

Because delivery methods of construction are evolving, we have adopted a flexible approach to providing basic services. Variations of the above services are the norm.
